Canyon Springs occupies the lower part of North Coquitlam, sitting below Scott Creek and Westwood Plateau, and it is defined more than anything by convenience. It is extremely close to Coquitlam Centre, the restaurants and cafés around it, and the transit that radiates from the Town Centre, while remaining a quiet residential pocket.
The closest SkyTrain station is within about a kilometre, and a good number of Canyon Springs homes can genuinely walk to it. For buyers who want Town Centre access without living in a tower, this is one of the more efficient answers in Coquitlam.
The housing
Primarily detached, with a meaningful component of townhouses and condominiums. The apartment stock is largely four-storey low-rise dating from the 1990s. Notably, the area also includes age-restricted buildings aimed at buyers 55 and over, which is worth knowing in both directions: it is an option if you want it, and a constraint if you do not.
What to check before you buy here
- Age restrictions. Some buildings here are 55-plus. Confirm the bylaw before you view, because it is not always obvious from the listing and it affects resale as well as occupancy.
- Poly-B plumbing. Grey polybutylene pipe went into Lower Mainland homes built roughly between 1978 and 1995. It degrades from the inside against chloramines in Metro Vancouver treated water, usually with no visible warning, and insurers now price or decline for it. Confirm whether it is present and whether it has been replaced. The 1990s low-rise stock and the detached houses of the same era both sit inside this window.
- Depreciation reports. Read the depreciation report and two years of minutes on any strata purchase, with particular attention to building envelope, plumbing and roof funding. The 1990s wood-frame buildings here are at the age where envelope work becomes the central question.
- Rental and pet bylaws. Older strata bylaws in this vintage of building vary widely. Read them rather than asking in passing.
- Actual walking distance to transit. Within a kilometre covers a lot of ground and some of it is uphill. Walk it once before you decide.
