Ranch Park is a large, family-oriented neighbourhood on the east side of Coquitlam, sitting between Westwood Plateau above and Coquitlam Town Centre below, and bordering Coquitlam East and Chineside. It is an established detached area built largely between the 1970s and the 1990s, and it is one of the better-balanced pockets in the city: genuinely suburban, but about five minutes from the Town Centre, the SkyTrain and the West Coast Express.

Its other distinguishing feature is outlook. Many Ranch Park streets carry sweeping views toward Mount Baker and the Golden Ears, and a good number of properties back directly onto greenbelt.

The housing

Predominantly detached, on lots that are large by current standards, with the 1970s to 1990s range well represented and a steady trickle of rebuilds and major renovations. The Pinnacle Creek Ravine runs through the area, and the greenbelt backing on many streets is a real amenity rather than a marketing line.

Schools and recreation

Ranch Park Elementary serves the immediate neighbourhood, and Dr. Charles Best Secondary, which runs a French Immersion programme, is nearby. Mundy Park is within reach, with walking trails, sports fields, playgrounds and Spani Pool.

What to check before you buy here

  • Poly-B plumbing. Grey polybutylene pipe went into Lower Mainland homes built roughly between 1978 and 1995. It degrades from the inside against chloramines in Metro Vancouver treated water, usually with no visible warning, and insurers now price or decline for it. Confirm whether it is present and whether it has been replaced. The later part of the Ranch Park build window sits inside this range.
  • Aluminum branch wiring. Common in Canadian homes built from the mid-1960s through the mid-1970s, and a standing insurer question. Relevant to the earliest Ranch Park houses.
  • Greenbelt backing cuts both ways. It is privacy and outlook, and it is also tree management, wildlife, leaf load and sometimes restrictions on what you may clear. Establish what applies.
  • Slope and drainage. Perimeter drains, grading and retaining structures deserve real attention on sloped lots. Water management is the recurring issue.
  • Original perimeter drains and roofs. On houses of this vintage both are frequently at or near end of life.
